Canada’s tallest hotel will be replaced by one of Toronto’s tallest developments

The days are numbered for the largest hotel in Canada, as a redevelopment proposal that would bring the end of the Chelsea Hotel one step closer to a ready-to-use state.

It may be the largest hotel property in the country with 1,590 rooms, but Chelsea’s towering 26-story bulk, aging amenities, clunky layout (it was originally designed to be a co-op student then later a condo tower) and a center its location at 33 Gerrard Street West makes it an excellent redevelopment opportunity for owner Great Eagle Holdings.

The owners first launched plans to replace the hotel tower opened in 1975 with a skyscraper complex in 2015, calling for four towers as high as 80 floors designed by architects – Alliance with a mixture of condo, hotel , office and retail space .

A few months later, a revised three-tower plan was launched with a maximum height of 86 stories, and by the end of 2016 ambition had swelled to build towers as high as 88 stories on the site of the hotel in Chelsea.

The project has since taken on the nickname “Chelsea Green”.

Like many proposals in the city, 33 Gerrard was appealed to the Local Planning Appeal Tribunal (now the Ontario Lands Tribunal), resulting in a negotiated settlement between the developer and the City and to a modified plan with towers of 31, 48 and 84 floors.

It was then submitted to city planners in early 2018 and approved by the court the following year. But the proposal continues to be refined as the design team works through concerns with various city departments, with updated applications in 2021 and 2022 now planned with heights of 31, 49 and 86 floors.

The tallest of the group is proposed to stand at just over 278 metres, which if completed today would rank as the second tallest building in all of Canada. A title worthy enough to replace the current crown of Canada’s largest hotel.

Changes since the 2021 submission have been minor in scope, including revisions to the design of private public space, tower heights, and provisions for future widening of Gerrard Street.

Toronto will have more than 1,700 residential units, including 159 bachelor apartments, 975 one-bedroom apartments, 339 two-bedroom apartments and 236 three-bedroom apartments. In addition to the residential component, the complex includes a brand new hotel, as well as commercial and office space combined for more than 10,500 square meters, and a multitude of new public spaces.

It will also create a new daycare space for the city, planned within the podium of one of the towers.

Among the planned public realm improvements is a crosswalk connecting the east and west ends of Walton Street, creating a new path between Yonge and Bay.

Chelsea Green is the continuation of a trend started by the towering Aura at College Park condo on the northwest corner of Yonge and Gerrard.

Between Aura, Chelsea Green and the neighboring Concord Sky project currently under construction to the east, the Yonge and Gerrard area is quickly establishing itself as one of the city’s most prominent skyline spots.
